How to find a flat in Bangalore — without a broker
A practical guide built on 7,673 real rents pinned by Bangalore renters and 418 homes listed directly by owners. Data as of 22 Sep 2026.
1. Know what rent actually is before you look
Asking prices sit at the top of the range; renters pay the middle. The same 2BHK is ₹21,000 in Vijayanagar, ₹22,000 in Banashankari and ₹22,500 in Hebbal, but ₹42,000 in Bellandur, ₹41,000 in Sarjapur Road and ₹40,000 in Indiranagar. Check your area first on rent in Bangalore by area, then negotiate from the median, not from the quote.
2. Pick areas by commute, then by price
Bangalore rent is largely a commute tax: the IT corridor (HSR Layout, Bellandur, Sarjapur Road, Whitefield) costs the most, the north and west (Hebbal, Vijayanagar, Banashankari) the least. Shortlist two or three areas within a commute you can live with, then compare medians — not individual listings.

| KR Puram | ₹14,500 | ₹25,000 | ₹58,500 | 7 |
| JP Nagar | ₹12,000 | ₹27,000 | ₹47,750 | 4 |
| Malleshwaram | ₹10,000 | ₹27,000 | ₹40,000 | 6 |
| Basavanagudi | ₹11,250 | ₹27,250 | ₹52,500 | 7 |
| Electronic City | ₹14,000 | ₹29,000 | ₹43,000 | 8 |
| BTM Layout | ₹17,000 | ₹29,500 | ₹50,500 | 3 |
| Kammanahalli | ₹13,000 | ₹29,500 | ₹51,000 | 4 |
| CV Raman Nagar | ₹18,000 | ₹31,000 | ₹50,000 | 5 |

| Whitefield | ₹19,500 | ₹35,000 | ₹52,500 | 11 |
| Frazer Town | ₹15,000 | ₹35,000 | ₹60,000 | 2 |
| HSR Layout | ₹22,000 | ₹37,000 | ₹66,000 | 7 |
| Domlur | ₹22,000 | ₹39,500 | ₹70,000 | 2 |

Medians within 2 km of each area, from real renter pins; areas with fewer than 10 2BHK pins are left out.
3. Deposit: what's normal now
The "10 months' deposit" rule is history. Of 3,012 rents that record it, the median deposit is 4 months, 49% ask 3 months or less, and only 6% still ask 10 or more. Owner-direct listings ask a median 4 months. If you're asked for 10, it's fair to say most of the city has moved on — and to show this page.
4. Reach owners directly
5. Check before you pay anything
Three habits that avoid almost every bad outcome:
- Visit before any money. No "token amount" to hold a flat you haven't seen. A rent far below the area median is the oldest lure there is — the map flags listings under about a third of the local median for exactly this reason.
- Confirm who you're dealing with. Meet the owner, or see a document with the flat's address, before the deposit. Pay by bank transfer, never cash, and get the agreement before the money.
- Say when something is off. Every listing on the map has a report option; a wrong number or a flat that's already gone gets fixed within the day.
6. Furnished or not, gated or not — what it costs
| Furnished | Unfurnished | Gated society | Standalone | |
|---|---|---|---|---|
| 1 BHK | ₹18,500 | ₹15,000 | ₹17,000 | ₹15,500 |
| 2 BHK | ₹35,000 | ₹32,000 | ₹37,000 | ₹28,000 |
| 3 BHK | ₹60,000 | ₹53,000 | ₹60,000 | ₹50,000 |
Maintenance is the hidden line: it's included in the rent for only 59% of gated-society rents and can add ₹3,000–₹8,000 a month in a large society. Ask every time.
7. Bachelors and families
48% of rents pinned are by bachelors; 1BHKs are the most bachelor-friendly (71%), 2BHKs less so (33%). Of 348 owner-listed homes, 320 accept anyone and 26 want a family — set your tenant type when you pin and you're only matched where you're welcome.
8. The move-in checklist
- Rent, deposit (in months), maintenance (included or not) and the notice period — all written into the agreement
- An 11-month agreement is the norm; registration is optional below that
- Photos of every room, meter readings and any existing damage on day one, shared with the owner
- Who pays for repairs and repainting at exit, and how (and when) the deposit comes back
- The owner's ID and the flat's address on a document — before any transfer
